The roof replacement of this thirteen story office building located in the uptown Charlotte area presented numerous challenges in regards to restricted roof access, limited material and equipment staging, significant mechanical, plumbing and electrical work and performing the work while the building was fully occupied. The project was divided into two phases due to the multiple roof sections totaling 114,570 square feet.

The existing modified bitumen roof assembly was removed to the structural concrete decking. A torch applied bitumen membrane was installed as a temporary roof covering prior to the installation of a tapered lightweight insulating concrete system.  A base sheet was mechanically attached and a two ply modified bitumen roof membrane was adhered in a low VOC (Volatile Organic Compounds) cold process adhesive.  New sheet metal flashings and accessories were installed in conjunction with a 20 year warranted system.

The project was successfully completed under budget, on schedule and with no accidents or injuries.
